MAKING A BOOKING
. A lead guest must be
aged 23 years or over and accept the terms and conditions of rental.
Only persons named with the booking are permitted to stay in the house
under Florida State Law. Any persons not shown on the booking form
will be asked to leave by our agents. Florida State Law prohibits
subletting, sharing or assigning. A booking is confirmed once a full
deposit has been received and confirmed in writing to the lead guest.
CONFIRMATION. At the time of confirmation,
an account will be issued showing the balance due. This is payable 8 weeks
prior (10 weeks for snowbird bookings) to the date of arrival. Bookings
made within 8 weeks of arrival are payable in full at the time of booking.
Full details on our house will be sent out after full payment is received.
LATE PAYMENT. The owners reserve the right
to cancel the booking if payment is not received by the due date.
CANCELLATION CHARGES. The client
may cancel the booking at any time after it has been confirmed.
Cancellation must be made in writing. If final payment is not received the
owner will endeavour to contact the lead guest. If no communication or
payment is made the right is reserved to cancel the booking and recover
the owing balance. The following cancellation charges will apply:

In the unlikely event that personal circumstances necessitate the
owner cancelling the booking, any monies will be refunded and paid to the
party (without interest, compensation or consequential loss of any kind).
However, the management company will always seek to relocate your booking
to a home of a similar or superior standard.
AMENDMENTS. Alterations to confirmed
bookings may be permitted upon client request and at the owners discretion
– an administration fee of £10/US$15 will be charged. Changes need to be
notified in writing, together with the relevant fee.
A deposit of £250/US$300 per week is required with the booking.
Confirmation will normally be made within 24 hours of receipt of deposit.
Once the booking is confirmed, the deposit will be non-refundable but will
be deducted from the full rental amount due. An additional refundable
security deposit of £200/US$300 will be collected together with the final
balance to cover any breakages, damage, excess cleaning charges, excess
garbage collection charges, excessive utility charges and/or any incurred
costs/fines caused by misuse of property and/or failure to comply with
homeowner association rules. In addition, you may be held responsible for
any damage or loss sustained during your period of reservation in excess
of this sum. Loss of door keys incurs a
. The rental commences at 4.00pm on the agreed day of
your arrival and ceases at 10.00am on the day of departure. The property
will be cleaned before your arrival and again on your departure. Failure
to vacate may render you liable to incur additional rental charges. A
telephone is available for your use in the house, with complimentary long
distance and international calls to 40 countries. Premium rated/premium
call back calls and calls to overseas mobile/cell phones are prohibited.
Any calls falling into this category will be charged for.
FORCE MAJEURE. The owner’s or owner’s
agent cannot accept, be responsible for or be liable in respect of loss,
damage or changes caused by force majeure (such as but not restricted to
strikes, floods, closure of airports, flight delays, technical
difficulties with transportation, weather conditions or other events
beyond our control). In the unlikely event of a query, complaint during
your stay, please contact the management company immediately. Should any
problem arise while you are there, we should be advised by you immediately
and upon your return in order that we can follow this up with the
LIABILITY. The owner’s or owner’s agent do not
accept any liability whatsoever for death, personal injury, accidents,
loss or damage to persons or personal effects however caused. The swimming
pool is used entirely at the guest’s own risk. In addition, children and
non-swimmers must be supervised at all times whilst in the pool area.
Orlando is a growing area and building work, whether for housing or roads,
is unavoidable. We cannot control, and therefore cannot be held
responsible for any building work in the vicinity of our home. The owners
and their agents reserve the right of entry at any time. This includes,
but not limited to such workers as pool maintenance, gardeners, management
agents etc). All information on our website and brochures is provided in
good faith, supplied as guidance
. Pool heating, if required, should be
requested at the time of booking. There is an additional charge and this
must be paid for within the final balance. In the event pool heating is
requested and paid for, the owners cannot guarantee the temperature of the
pool as this will vary according to different factors, predominantly the
weather conditions at the time. Glass is not permitted in the pool area at
any time and plastic items are provided. The owner or owner’s agent will
not be held responsible for any electrical or mechanical failure of pool
heating equipment or other electrical equipment in the house. A
complementary PC and internet connection is provided. Inappropriate use of
this system is not permitted and is traceable back to the guest.
. Calls, using direct dial long distance
within the USA, Canada and Puerto Rica are free. International calls are
provided subject to a Fair Usage Allowance which calculates to a maximum
of 200 minutes to a land line OR 30 minutes to a cell/mobile phone OR 20
minutes to non residential numbers. Any calls not made using direct
dialling will be charged to the guest. ALL operator assisted calls will be
charged to the guest.INVENTORY ITEMS
No inventory item must be removed from the house. This includes linen and
towels. Any breakages or damages must be reported to the Management
Company immediately. The lead guest must fully inspect the home and report
any damage or
deficiency to the owner’s manager
within the first 24 (twenty four) hours of their stay. The BBQ grill must
be cleaned at the end of stay otherwise the renter will be charged for a
grill clean (US$70).
. Guests are strongly recommended and
advised to take out adequate holiday/trip insurance to cover but is not
limited to cancellation fees, eventualities such as cancellation,
accident, sickness and damage.
NO SMOKING/NO PETS POLICY. The
owners do not allow any form of smoking within the home but it is
permitted within the pool area only. No pets or animals are permitted
inside the house or grounds. Any cost for elimination of odours, burn
marks or soils left from ignoring this rule will be deducted from the
security deposit and may incur further costs beyond this amount.
PARKING RVs, boats and trailers are not permitted at Glenbrook under
any circumstances. Cars should be parked in driveways overnight. Failure
to comply may result in these items being towed and a fine imposed.
CODE OF CONDUCT. Guests are asked to
respect neighbours and not cause distress, danger or annoyance. Please do
not play loud music or engage in any activity which may cause
inconvenience after 10.30pm or before 7.30am. The owners or their
management company reserve the right to terminate your rental agreement
with immediate effect. The owners or their management company will not be
liable for any costs you will incur, nor shall we pay any compensation,
nor make any refunds due to this action.
